FACTORY/WAREHOUSE – AEM UNICORE
BRIEF
Having successfully worked with the Woolcock Group previously, AEM approached us to design and construct a new, larger premises to accommodate their outstanding growth in the international market.
CONCEPT
A flexible building design was created for a factory and office facility to be constructed over two separate titles so as to enable use as a single premises but also allow for future potential of the building to be used as separate tenancies.
CHALLENGE
To accommodate practicality of workflow over two titles.
OUTCOME
This was achieved by constructing a 4hr FRL precast concrete party wall – incorporating concealed portal columns – and providing two large openings 6m wide by 4.5m high secured by fire rated sliding doors.
Design requirements included dual overhead gantry cranes, isolated concrete pads (with specific loading and vibration requirements) for CNC machines, chemical store room, raised plant & inspection room and integrated amenities for multi-tenancies.
