Red Kalahari - Warehouse

This project comprised of 7 separate tenancies, each containing a warehouse with an associated office/showroom. All office areas included a small kitchen and bathrooms, with some tenancies also offering a mezzanine and second floor. The client was Leyton Property, a popular real estate developer in Adelaide.

Aspects included in this build are:

-       Tenants are protected by an electric sliding gate and keypad entry

-       Removable precast panel between warehouses to allow for future expansion

-       4m wide x 4.6m high roller shutter leading into each warehouse

-       Air-conditioned offices

-       High clearance concrete tilt slab construction and concrete driveways to enable easy loading

-       203m2 to 254m2 of warehouse space

Each tenancy was on the market for buyers during the construction process. The first tenancy was snapped up and there was a push to get this section finalised, as the tenant wanted to move in a month before the full build was scheduled to finish. Woolcock Construction were successfully able to achieve this request and had the first tenancy completed and operational while the remaining works continued.

The team had to ensure the project was kept on schedule and completed to a high standard so that the remaining tenancies were leased or sold quickly. This would reduce financial stress for the client, and successfully all of the tenancies were leased or sold within the first few months after handover.

Woolcock Construction have continued to work closely with the client after this build, doing further work for some of the tenants and also moving onto other developments in Tonsley, Welland, and Hendon.
